Pricing
How pricing works
We don't print prices, because a boiler job depends on the building. This is how the number is made, and when you get it.
What decides the price
Steam or hot water, the size of the boiler and the number of radiators, the condition of the piping, the flue and chimney, and the controls.
Size: set by the radiators, not the old boiler
Piping: how much near-boiler piping changes
Flue and chimney: a liner or new breeching
Controls: the low-water cutoff and pressure control
Access: the boiler room and the route out
What the estimate includes, and what it doesn't
The estimate lists the equipment by make and model, the labor, the permit and who files it, removal of the old boiler, and how long the estimate holds. It doesn't include work we find later behind a wall or inside a pipe; if we find any, we stop and tell you.
Included: equipment, labor, permit, removal, testing
Not included: asbestos abatement, masonry, and electrical work outside the boiler room
What happens at the visit
We read the boiler, the controls and a sample of radiators, and we tell you what we see. The visit has a fee, which we state when you book; whether it is credited toward the work is stated in writing before the visit.
The visit fee is stated when you book
After hours
In heat season a person answers the no-heat line, day and night. A night or weekend visit is billed at an overtime rate, which we tell you before we send anyone.
Night and weekend rate: said on the phone first
When you get the number
For a repair, in writing before work starts. For a replacement, in a written scope after we measure, and before you sign anything. It is a fixed number for the scope, and any change is agreed in writing first.
Repair: written estimate before work
Replacement: written scope after measuring
