The heat season
What gets done, and when
Steam work follows the calendar. The city's heat season runs from October 1 to May 31, so the work that needs a cold boiler happens in the warm months.
Replacements and big repairs
The best time to replace a boiler or rework a main is when the building doesn't need heat. You choose the boiler and approve the scope, and your board approves the schedule.
Jun to Aug
Service and cleaning
We clean the boiler, test the controls and walk the vents and traps. Tell us which apartments were cold last winter.
Aug to Sep
First firing
We bring the boiler up and check the system before the first cold night. Clear the boiler room, and give tenants a notice.
Sep to Oct
The heat season
The no-heat line is answered day and night. Call us when a tenant calls you.
Oct to May
Mid-season check
A visit to test the low-water cutoff and flush the boiler. Tell us if the water in the gauge glass has been swinging.
Jan to Feb
Put your building on the calendar
Tell us the building and the heat, and we will book the service visit before the season starts.
