Boiler replacement and sizing
A boiler is replaced when repairs stop making sense, and the new one is sized from the radiators in the building.
We measure the radiators, look at the piping and the flue, and write a scope you can show your board. We replace a boiler with the same kind of heat unless there is a reason not to.
Signs you need it
Repairs on the same boiler more than once a season
A cracked section or a leak in the boiler body
A boiler that cannot hold its water level
A flue or chimney in poor condition
Fuel bills that climb while the building stays cool
An insurer or an inspector who has flagged it

The visit
What happens at the visit
- 01
Step 1: We measure the radiators
Square feet of cast iron and the length and condition of the pipes, not the label on the old boiler.
- 02
Step 2: We look at the flue and the chimney
A new boiler may need a liner or a different connection.
- 03
Step 3: You get a written scope
The boiler, the controls, the piping changes, the permit and who files it, and what is left out.
- 04
Step 4: We schedule around the heat season
Most replacements happen in the warm months. If the boiler fails in winter, we say how long the building will be without heat.
- 05
Step 5: We install, test and train
We run the boiler through a cycle, show the owner or the super what to watch, and leave a log for the file.
Cost
What drives the cost
We don't print prices here. These are the things that move the number, and the estimate lists each one that applies.
Steam or hot water
A boiler of the same kind is a smaller job than a conversion, and a conversion may need new radiator valves.
Size
Set by the radiators in the building, not by the old boiler.
Controls
The pressure control, the low-water cutoff and any outdoor sensor.
Piping changes
Near-boiler piping is rebuilt to the maker's drawing.
Flue and chimney
A liner, a new breeching, or a draft control.
Permit and filing
Who files, what it costs, and how long it takes.
Old boiler removal
Rigging it out of the boiler room, and disposal.
Questions
Questions about this work
How long is the building without heat?
It depends on the work and the weather. Your scope says how long, and we try to schedule the shut-off for the warm months.
Will a new boiler fix my cold apartments?
Not by itself. We check the pipes and vents first, so you are not paying for a boiler that leaves the same rooms cold.
Do you replace the whole system?
Only if the pipes and radiators need it. Most steam buildings keep their radiators and mains.
