No heat
No heat in the building? Start here
Safety first, then the boiler, then the pipes.
A gas smell or a carbon monoxide alarm
Get everyone out of the building. Call 911 and your gas utility from outside. Do not restart the boiler. Call us after the utility says the building is clear.
Look at the gauge glass
If you can see water in it, the boiler has water. If you cannot, leave the boiler off and call us. Adding cold water to a hot, dry boiler can crack it.
One apartment, or all of them
One cold radiator is usually a vent or a valve. Every apartment cold points to the boiler, the burner or the fuel.
Check the fuel
Gas on at the meter, or oil in the tank. A boiler cannot run on a dry tank, and a tank that ran dry may need the lines bled.
Then call the no-heat line
Tell us the address, the unit and what you checked. We tell you who is coming and when.
For owners with tenants
The heat season, and what the city expects
From October 1 to May 31 the city expects heat in every apartment.
When the outside temperature is below 55°F, the inside must be at least 68°F from 6 am to 10 pm, and at least 62°F from 10 pm to 6 am. A tenant can complain to the city, and the complaint reaches you. Call us when the tenant calls you, so you have a time to give. These are the city's rules for the season; check the current figures with the city's housing agency before you quote them to a tenant.
Call us when a tenant calls you, not when the city does
Keep our note of what we found, to show the tenant or the city
Ask your managing agent who is on the building's contact list

After hours
Who answers, and what a night call costs
Who answers
A person: our dispatcher, Toni McDaniel, or the technician on call. The no-heat line does not go to a service.
When
In heat season, October 1 to May 31, day and night. The rest of the year the office takes calls Monday to Saturday.
What it costs
A night or weekend visit is billed at an overtime rate. We tell you the rate on the phone before we send anyone, and any repair is estimated in writing before the work.
Tenants are cold now
Call the no-heat line. In heat season a person answers, day and night.
