Hot-water boiler service and repair
A hot-water boiler heats water and a pump moves it through the building, so most problems are the pump, the valves or air.
We service hot-water boilers in buildings that were built for them and in buildings that were converted from steam. We check the controls first, then the pump and the zones.
Signs you need it
One zone is cold while the others are warm
A circulator that hums, rattles or is hot to the touch
Gurgling or air in the radiators
A pressure gauge that climbs or drops
A boiler that runs without heating the building
Water at the relief valve

The visit
What happens at the visit
- 01
Step 1: We read the boiler
Temperature and pressure gauges, the aquastat setting and the burner.
- 02
Step 2: We check the pump and the zones
The circulator, each zone valve and the flow to the cold apartments.
- 03
Step 3: We look for air
Bleed points, the expansion tank and any radiator that stays cool at the top.
- 04
Step 4: You get the estimate in writing
What is wrong, what we propose and what it includes, before any repair begins.
- 05
Step 5: We do the work and test it
We run each zone and check the cold apartments again.
Cost
What drives the cost
We don't print prices here. These are the things that move the number, and the estimate lists each one that applies.
Which part failed
A zone valve head is not the same job as a circulator or an expansion tank.
How many zones
Each zone adds valves, wiring and testing.
Fuel and burner
Gas and oil burners have different parts.
Access
Pumps and valves in a tight boiler room or behind a finished wall take longer.
Age of the controls
Old controls may need to be replaced together.
Questions
Questions about this work
Why is one apartment cold on hot water?
Air in the radiator, a zone valve that sticks, or a circulator that is not moving enough water. We check in that order.
How often should a hot-water boiler be serviced?
Once a year before the heat season. Your insurer or the city may set a schedule for your building.
Can I bleed the radiators myself?
On a hot-water system, usually yes, with a radiator key and a cloth. If the pressure keeps dropping afterward, call us.
